We’re just two weeks into the New Year and four offers were written in this office this weekend, creating competing situations for two different properties. Pretty cool! Any other year and we would be shrugging as if it’s no big deal. That’s the norm. Things are supposed to start cooking after the holidays are over. Our official “unofficial” Spring Market usually starts about now. But this year, we just don’t know what to expect. Last year was not a stellar year for the market. (We’re finalizing the year end numbers for 2009 yet and though I do know that we made an impressive show as the market share leader again, the overall numbers are not looking sweet. I will share more details on that soon!)
That’s the good news. The bad news is that two buyers lost out because they were in a competing situation. That’s hard for everyone. Hopefully we will find other properties that will inspire them just as much and everyone can live happily ever after. But the best advice that I have to give is don’t wait! If you are a buyer and you’re mulling over a property that you like, don’t assume you are alone in your admiration for it. In this market, buyers have a tendency to think that the property they want will be there whenever they are ready to make a move. Sometimes yes, but that’s not going to be the case as the market starts to heal up and heat up. I can hear the sizzle now!
